House clearance in West Green usually starts with the same two questions. When can you come, and where is the van going to stand. We have been clearing houses and flats in this corner of north London since 2007. West Green, sitting between Seven Sisters and Turnpike Lane with West Green Road running the length of it, is one of the places our N15 crews get to without needing the satnav.
Take a booking from March 2025. The enquiry landed on the twelfth and the collection was wanted for the thirteenth. Next day, which we could do. The form came back with a weight written in the box where we ask for a load size, 90kg, which tells you something but not enough. The van was sized off everything else they had sent rather than off that one number. One of the items fell under the POPs rules. Upholstered furniture that has to travel apart from the rest and go for incineration rather than recycling — and that was flagged before the day instead of being discovered on it.
The most useful thing on the whole form, though, was the parking line, filled in exactly as it stands: "10am - 12pm Resident parking restrictions only". So the collection was planned around that window rather than pretending it wasn't there. The caged tipper stood outside those hours, the team had a contact number for the day, and the property went out clean. No permit chase, no ticket, nobody sitting in the cab waiting for a bay.
That is more or less how every house clearance in West Green goes anyway. Furniture with usable life still in it gets offered on. A reuse project, a furniture scheme, whatever's taking donations that month rather than turning them away for want of storage. Metal comes off separately. Textiles the same. What genuinely can't be saved is weighed in at a permitted transfer station and we keep the ticket for every load that leaves. Our waste carrier registration is CBDU419679, and we'd rather show the paperwork than be asked for it.
The first-floor flat off West Green Road
A different sort of job, and a much smaller one. A one-bedroom West Green flat cleared in the autumn of 2023. Photographs sent over by email room by room so nobody had to make three separate visits first. The customer set the scope out herself before we had seen the place: "It is a one bedroom with all items to go apart from the carpet and fitted units in the kitchen." Then, a line later: "At present the small under top fridge is also to be taken." A fridge is never an afterthought on our side — the gas has to be recovered under its own rules and it travels differently to everything else — so knowing it was on the list weeks ahead genuinely mattered.
The line that saved the most guesswork was the access one: "The flat is on the first floor but has a lift and a car park out the front of the property." A lift means a wardrobe doesn't get dismantled on a landing. A car park out the front means the tipper isn't sat on a yellow line while the team walks fifty yards each way with a mattress on its edge.
She kept the list honest as things changed, too: "Please not the bedroom shows two single beds – but one has gone now and also the TV in the lounge has gone." That is exactly the message we want, and not everyone thinks to send it. We booked the clearance for a Friday and met her at the flat at half nine. She was living over in Essex at the time and dealing with the whole thing by email, which is ordinary enough round here. A fair share of the N15 flats we clear are being sorted out by someone two counties away.
Where we go and how we get there
West Green sits between Seven Sisters and Turnpike Lane. West Green Road running the length of it and Green Lanes off to the west. It's Haringey for the council, Greater London for everything else. Seven Sisters is the station most people give us as a landmark. Victoria line underground, Overground up towards Enfield Town and Cheshunt from the platforms next door — and Harringay Green Lanes or Bruce Grove will do just as well if you're pointing a driver in.
The same branch covers a good spread beyond N15 itself. North and west of us that takes in Hornsey and Crouch End in N8, Wood Green and Bounds Green in N22, Muswell Hill in N10, Friern Barnet and New Southgate in N11, Highgate in N6, East Finchley in N2, Finsbury Park in N4 and Tottenham proper in N17. South Tottenham, St Ann's, Harringay, Manor House and Fortis Green are all inside the same day's run. So are N16 through Stoke Newington and Stamford Hill, and, going east and south, E5 in Clapton, E8 in Dalston, E9 around Homerton, E10 in Leyton, E15 in Stratford and E2 down at Bethnal Green. It's a compact patch, which matters more in this part of London than distance does.
If the property sits the other side of a boundary, it's the same crews and the same van. We do house clearance in Haringey right across the borough, house clearance in Hackney down the other side of the reservoirs, house clearance in Barnet over the north-west edge, and house clearance in Enfield at the far end of that Overground line. Tell us the postcode district and we'll tell you straight away whether it's this page's team or the next one along.
Parking, restrictions and the things that eat a morning
That parking note from the March job is the single most useful thing you can tell us about an address round here. Where the van can legally stand, and for how long. Controlled bays, a permit needed, a narrow terrace with cars both sides, an estate road with a barrier: none of it stops the job, it just changes the shape of the day. We'd rather know on the phone than find out at half eight in the morning.
The whole area sits inside the ULEZ, so the vehicle that turns up has to be compliant, and ours are. Same thought with the caged tipper — it needs a certain amount of room and a certain amount of headroom. If the only way in is a rear alley then somebody is carrying further, which is worth saying before the day rather than after. Flats above shops on the main road are the classic one: fine inside, awkward outside.
The kinds of house clearance West Green asks for
Most of it is the same trade wearing different names. People search for the name that fits their own situation, so here's what actually comes through the phone.
End of tenancy clearance in West Green
Landlords, agents and outgoing tenants ring us when a tenancy ends and the flat has been left half full. An end of tenancy clearance is usually a single day and it's usually beaten by a date. The checkout, the inventory, the next tenant already booked. Furniture, white goods, the bags of odds left in cupboards and under the sink, the wardrobe that was never going to fit in a car. We work to the date you give us and hand the keys back the way we found them, minus the contents.
Garage and loft clearance in West Green
A good number of enquiries are not the whole house at all. A garage and loft clearance on its own is a normal booking: the hatch nobody has been through since the boiler was moved, the lock-up with the door that only opens halfway, the shed at the end of a long strip of garden. Loft ladders and hatch sizes are worth mentioning when you ring. A loft that can only be emptied by hand through a two-foot opening is a different day to one with a proper ladder.
Flat clearance in N15, N8 and N22
Most of the flats around West Green fall into four types: purpose-built blocks, converted Victorian terraces, sheltered schemes and the odd maisonette over a shop. A flat clearance turns on access far more than on how much is in there: lift or no lift, how many flights, whether there's a bay outside or a communal door that needs propping and a caretaker who wants notice. Say which floor it's on when you first ring and half the questions disappear.
Rubbish removal and one-off collections
Sometimes it isn't a clearance at all — it's a single wardrobe, a bed frame, six bags out of a hallway. That's house rubbish removal rather than a clearance, and it's the same crew and the same paperwork trail either way.
Estates, executors and probate work
A lot of the probate work here reaches us through solicitors and executors rather than through the family. A probate house clearance is often instructed by somebody who has never stood in the property. A legal team in another county, a son or daughter abroad, a professional executor working from a file — so we write the job up so it stands as evidence for that file: what was in the house, what was set aside as possibly worth something, what was donated, what was tipped and where. Photographs before and after if that helps the estate accounts.
On the paperwork: we invoice the solicitor, the executor or the estate directly. The person instructing us doesn't have to be the person paying. Payment can come from the estate rather than out of anyone's own pocket. There is no deposit — the invoice follows the work, not the other way round. Probate clearances often crawl at the front end, with authorisations moving between desks for weeks before a date can be fixed. That's normal; tell us where you are in it and we'll work around it. Our probate house clearance page sets out the same ground in more detail.
If you're an executor working from another county, say so when you first ring. It changes how we report back — you get the write-up and the photographs instead of a chat on the doorstep. The report is written to be filed rather than read once and binned.
Properties that have got away from someone
Some houses have thirty years in them and nobody's been upstairs in ten. Rooms you have to clear a path into, a landing stacked to shoulder height, a kitchen that needs a full extra half load on its own. We turn up to those the same as any other job. No comments, no faces pulled, no photographs going anywhere they shouldn't. A hoarder house clearance is more loads and often more than one day, and that is the only real difference it makes to us.
Two things help enormously if that's the position. One, tell us on the phone rather than letting the team find out. It isn't a problem, it's a plan. Two, tell us what mustn't go: paperwork, photographs, a particular box. We sort rather than shovel, but we can only sort for what we've been told about.
The short list of things we can't put in the van
Paint tins, gas cylinders, solvents, asbestos and anything else classed as hazardous need a different route and a different licence. We'll tell you who takes them locally rather than quietly leaving them in the shed. Fridges and freezers are handled under their own gas-recovery rules. Upholstered domestic seating — sofas, armchairs, padded dining chairs, padded headboards — has counted as POPs waste since 2023. Means it has to be kept apart from everything else on the van and sent for incineration rather than recycling. That's the law on that stream, not a preference of ours.
Lofts, sheds, garages, front gardens, the bit behind the back gate: all of it counts as part of the clearance if you say so up front. It's the front gardens in this part of Tottenham that people forget to mention.
Questions we get asked about house clearance in West Green
Can you invoice the solicitor or the executor?
Yes. We invoice the solicitor, the executor or the estate directly. Payment can come from the estate rather than from a family member personally. There's no deposit — the invoice follows the work.
How do I find out what it will cost?
Ring the office on 0800 046 5555, or send photographs of each room through the form on this page. We'll come back with a figure and a date. That is the whole answer. We don't put numbers against a spoken description of "a three-bed" because we'd only be guessing, and a guess helps nobody.
Do you clear a garage or a loft on its own?
Yes. A garage and loft clearance without the house is a normal booking, as is a single shed or a front garden that's been used as one.
How long does a house clearance in West Green take?
Most one and two-bedroom flats here are a day, often less. A full house with a loft, a garage and a shed can run into a second day. A property that's been filling up for decades usually does.
Do you take end of tenancy work at short notice?
Often, yes — an end of tenancy clearance is normally a day's work and we can sometimes fit one in for the following morning, as we did on the March job above. Ring and ask rather than assuming.
Are you licensed and insured?
Waste carrier registration CBDU419679, fully insured, and every load that leaves your address is weighed in at a permitted station with the ticket kept on file.
How to get a quote
Send photographs of each room, the loft, the shed, whatever there is. Give us the postcode district and any parking rules on the street. Or ring 0800 046 5555 and talk it through with the office. The estimate is free and there's nothing to sign at that stage. Fully insured, properly registered, and every load that leaves your address accounted for on paper.
