North Yorkshire is the largest county in England and it behaves like three. **29 clearances have landed in its postcodes**, and one district dominates: DL10 around Richmond, ten outright, then DL6 at Northallerton, HG4 at Ripon, YO12 in Scarborough and DL11 up Swaledale.
Moors, coast and the Vale
The Dales and Moors end — Richmond, Northallerton, the villages off the A66 — is farm and cottage stock. Stone, low doorways, and outbuildings that have been filling since before anyone now living was born. These are planned as trips, not as call-outs.
The coast, Scarborough and Whitby, is holiday and retirement housing: converted terraces, flats above shops, and steep streets where the van cannot always get near the door. Whitby in particular punishes anyone who assumes.
York, Harrogate, Ripon and the Vale are easier: larger houses, driveways, more probate work instructed through solicitors.
Middlesbrough sits on this list too, and locally nobody calls it North Yorkshire — it is Teesside, or Cleveland to anyone over fifty. The county line says one thing and the town says another; we go by whichever gets us to the right door.
