House clearance in Hackney is rarely the tidy three-bed people picture when they ring. A good share of the work here is one flat, one morning, two of us on the stairs. A recent flat clearance over at the Bow end of the patch, E3, in a block off a main road, took a two-person team about an hour and a half from arriving to pulling away — communal door, no lift worth the name, everything carried down and weighed in through the regulated disposal route so there was a receipt behind it. That was the whole job. Not every clearance needs a lorry parked across a bus route for a day.

A different sort of job, and a much longer day. This one came through a case manager acting for the estate rather than from a family member, which happens often on probate work here — the person instructing us was working from an office in Cambridgeshire and had never set foot in the property. The instruction was to clear it, sell on or recycle whatever still had life in it, and dispose of the rest properly.
The N15 property went out as a full load, then a second load the same day, then more again: an extra half load out of the kitchen alone, a small load of bits that had been left sitting in the front garden, a mattress, and one item of upholstered furniture that had to be handled under the POPs rules. Since January 2023, upholstered domestic seating — sofas, armchairs, dining chairs with padding, even a loose sofa cushion — cannot be mixed in with ordinary bulky waste for landfill or recycling. It has to be kept separate and sent for incineration. We'll still take it. It just travels apart from everything else and goes where the law says it goes.
Then the place got cleaned once it was empty, which on estate work is usually the difference between an agent being able to market it that week and not.
Two things about that job are worth pulling out for anyone reading this with an estate to deal with. First, the property was empty and the person instructing us was two hours' drive away, so every stage went back by email with photographs. Second, nobody in the family had to be there at all.

Ex-local blocks off Homerton High Street, converted Victorian houses in E8 with a staircase built for one person at a time, new-build flats where the loading bay is on a timer and the lift needs a fob.
