Almost every house clearance West Hampstead sends our way turns out to be a flat above another flat. The work is the route out rather than the furniture itself. The staircase was the job, not the furniture. A top-floor flat in NW6, February 2022, and before we ever saw the place we'd been sent photographs of the route down: a spiral flight first, then a long straight staircase, then the outside steps down to the pavement. The person who instructed us wasn't even in London. They were living out in Oxfordshire and organising the whole thing by email and photograph. They wrote to us beforehand: "The pictures of the stairs show the route down to the front door. I will ask the neighbours to move any of their boots etc which are between the spiral and long staircase."
That's the sort of detail that decides how a day goes. Eight hundred and seventy-three square feet of flat, all of it coming down two sets of stairs by hand.
The brief was clear and we like clear. Everything in the kitchen, cupboards and drawers included, and the under-counter fridge with it. Everything in the bathroom, plus the washing machine. Microwave out. Window blinds off the windows but the carpets left where they were. The bookcases in the hallway to go — the tall ones were fixed to the wall, though only loosely, one screw apiece. There was a smaller run of shelves in the lounge and a pin board in the kitchen fixed the same way. Bedroom and lounge cleared, boxes of books and all. One exception: the contents of the bedroom wardrobe stayed put. Somebody was coming back for those.
Parking had to be arranged with Camden Council in advance, and they wanted our van's registration number to do it. Worth saying out loud, because it catches people out. NW6 straddles boundaries — West Hampstead itself is Camden. The postcode runs into Brent and, at the Queen's Park end, Westminster — and the permit you need depends on which side of the line the front door is. The honest answer is about recycling centres, not about us. A team of two or three arrives around nine and works as long as the tips will take them. Those sites shut somewhere between three and four in the afternoon. If a second load is only being finished at two or three there's no chance of a third being tipped and the van getting back. That's why finish times land between four and five. If the crew can see partway through that an extra load or an extra day is coming, they stop and tell you rather than presenting it at the end. And you get a say. If a fifth load looks likely but you only want four, the team will prioritise the heavy, awkward things. Wardrobes, sofas, the stuff you can't shift yourself — and leave the small bagged items for you to finish off.
That flexibility matters more in NW6 than in most places. The flats are tall and narrow and a load out of a converted Victorian house takes far longer to carry than the same volume out of a bungalow. Small collections count too

What leaves the flat, and where it ends up
Furniture and household goods in decent condition get offered on before anything else. The charity shops along West End Lane and up in Kilburn take a fair amount, and reuse schemes locally will take white goods and beds that still work. What nobody can use is weighed in at a licensed transfer station. We hold the tickets for every load, so if an executor or a managing agent needs proof of disposal it exists on paper. We're registered with the Environment Agency as an upper-tier waste carrier, licence CBDU419679. We're insured for the work and for the buildings we're carrying it out of. A few things travel separately. Sofas, armchairs and other upholstered seating have to go down a controlled route of their own because of the foam in them.
