House clearance in Stanmore takes up a fair slice of our week in this corner of Harrow, Middlesex to anyone who was here before 1965, and the job the team still talks about is a small three-bed in HA7, cleared on a Wednesday at the end of July 2022. The dining table nearly beat us.

Garden shed out the back, garage half full of junk, and a heavy dining table sitting in a room with a doorway narrower than the table was wide. The owner had flagged it in the booking notes before the day: "Dining table may need to be dismantled to get out the front of the house". It did. Legs off, top carried out on its edge, and a fair bit of muttering from the two lads doing it. Everything else went the ordinary way: shed emptied, garage cleared down to the concrete, loft checked. The kitchen white goods stayed, so did the microwave and a pair of chairs the owner pointed at on the morning.

Parking, for once, was not the problem. The property sat in a block with a residents' car park and marked guest bays, so the van went in, dropped the tailgate and stayed put all day. That is rarer in Stanmore than you would think, and I will come back to it.

Landlords, and an end of tenancy clearance in HA7

Back in August 2019 we cleared a property in HA7 held by a small investment partnership — a landlord emptying a place between tenancies rather than a family sorting out a home. One van load and a couple of hours on site. Nothing exotic in it, which is how most end of tenancy work here tends to go: somebody else's belongings left behind, a deadline to make the place lettable again, and an agent who wants it done without a fuss.

That job is also the reason we put everything in writing before a van is booked. Whatever we tell you on the phone about a house clearance in Stanmore goes to you in writing first, with the scope set out — what is included, what has to be handled separately, where the van will stand. If the team arrives and the job is visibly bigger than the photographs suggested, they ring you from the doorstep and wait for you to say yes before anything is loaded. Nobody works to a number you have not agreed.

The kinds of house clearance we do in Stanmore

Probate house clearance in Stanmore

Most of the estate work that comes to us starts with a solicitor or an executor rather than with the person who lived in the house. Probate house clearance is its own kind of job: nothing is urgent in the way a tenancy is urgent, but everything has to be accounted for. The team will hold back anything the family has flagged. Paperwork, photographs, a jewellery box, the contents of one particular drawer — and photograph each room once it is empty so an executor who lives three counties away can see the house as it stands.

Flat clearance in HA7

The purpose-built blocks around the station and along the main roads out of Stanmore mean a good share of the work is flat clearance rather than whole houses. A flat clearance turns on two things: whether there is a lift, and where the van can legally stand while the lads walk the contents out. Ground-floor maisonettes with a rear bin area are quick. Third floor with a single small lift shared by the whole block is a different day's work, and we would rather know which it is before we quote.

Garage and loft clearance in Stanmore

Plenty of people ring us for garage and loft clearance on its own, with the house itself staying exactly as it is. Lofts in the 1930s semis round here are boarded about half the time, and what comes down is usually the same cast: suitcases, water-damaged boxes, a cot, Christmas decorations, offcuts of carpet. Garages are worse, because a garage collects the things nobody wanted to decide about. Tell us on the phone if the garage door has not opened for a few years — it changes how we plan the morning.

Hoarded houses

Then there are the houses where things have simply built up over twenty or thirty years until the hallway is a corridor between stacks. Those do not faze anybody on this team. We turn up, we work through it methodically, and nothing gets said about it afterwards — not to the neighbours, not to anyone.

What we do with what comes out

Sorting happens before the van leaves the road, not after. Furniture that is still solid, working electricals, crockery, books, tools, unopened bedding. That gets set aside and offered on, usually to a reuse project or a charity shop that can take bulky items rather than the small high-street branches that cannot. Metal goes for scrap. Green waste from a shed or a garden cut-back goes green. What is genuinely finished with is weighed in at a permitted transfer station and we keep the tickets, so if an executor or a managing agent needs to show where a house full of contents went, the paperwork exists. Harrow's own reuse and recycling centre off Forward Drive in Wealdstone is the nearest civic tip, but it is not where a commercial load belongs and we do not use it as one. We are registered with the Environment Agency as an upper-tier waste carrier, licence CBDU419679, and the certificate is on the van if anyone wants to see it.

Two sorts of thing leave on their own route rather than in the general load. Fridges and freezers are classed as hazardous because of the gas in the cooling circuit, so they are booked in separately, whether it is an under-counter one, a tall fridge-freezer or a chest freezer in the garage. Sofas, armchairs and footstools are handled apart as well: the flame retardants in the foam are classed as persistent organic pollutants, and since 2023 the law says the stuff cannot be mixed in with general waste. It goes off to be burnt in its own controlled stream.

There is a short list of things the team cannot put in an ordinary load at all. Tins of paint, thinners, gas canisters, car batteries, asbestos sheeting from an old garage roof — those need booking in separately so we bring the right containers and the right disposal route. Say so when you ring and it is dealt with. Find them in the loft on the day and it is a phone call and a delay.

Stanmore, and the streets either side of it

Most of what we clear here is HA7 — Stanmore proper, Stanmore Hill, the roads running down towards Canons Park and the pockets up by the Common. We work the surrounding postcodes just as often: HA8 for Edgware and Little Stanmore, HA3 across Harrow Weald, Belmont, Wealdstone and Kenton, Stanmore itself and most of what surrounds it sits in the London Borough of Harrow. Edgware runs into Barnet and Kingsbury into Brent, which changes who issues the skip permit and sets the parking hours. This is where the Greater London boundary starts folding back on itself, and it matters for skip permits and controlled parking hours more than most people expect.

Geography here is a mixed bag and it changes the job. The 1930s semis on the estates below the station are straightforward — driveway, side access, van on the hardstanding. Stanmore Hill and the roads climbing towards Bushey Heath are the opposite: long private drives, gravel, gateposts set for a car and not a Luton, and the occasional house where the nearest legal spot for the tipper is a hundred metres downhill. The purpose-built blocks around the Jubilee line terminus tend to have a resident lift and a rear bin area, which speeds everything up. Off Marsh Lane and towards Canons Park the roads are narrow enough that we will sometimes run a smaller van and do two trips rather than block a street for an hour.

Access is worth ten minutes on the phone before the day. Stanmore station is the end of the Jubilee line and the car park round it fills early, so if the property is close to it we book the team in for a mid-morning start rather than fighting the commuter overspill. Canons Park is the next stop down, Edgware on the Northern line is a few minutes east, and anyone coming in on the Overground or the Bakerloo line. Handy when a family member is travelling in to let us in and going straight back out again.

We are in this end of the borough most weeks, so a job here often sits in the same run as one next door. If your property is further down the Metropolitan line, we cover house clearance in Pinner; over towards the Hertfordshire edge there is house clearance in Northwood; and further west we do house clearance in Uxbridge. One booking, one van, whichever side of the boundary you are on.

Probate, executors, and who gets the invoice

A good share of the Stanmore house clearance work we do comes through executors, often people living a long way from the property and trying to settle an estate by email. We are used to that. The team can collect a key from a neighbour or an agent, send photographs of each room once it is empty, and hold back whatever the family asked us to keep.

On the paperwork side, we invoice the solicitor, the executor or the estate directly — you do not have to pay it yourself and claim it back. Payment can come out of the estate, and where probate has not been granted yet the invoice can wait until it is. There is no deposit. Nothing is asked for up front, and the bill follows the work rather than leading it. Abacus has been clearing houses since 2007 and that is how it has always been done here.

Common questions about house clearance in Stanmore

Do you cover all of HA7?

Yes — Stanmore proper, Stanmore Hill, the roads towards Canons Park and the Common, and the estates below the station. We are in the rest of Harrow and the neighbouring boroughs constantly as well.

Can you invoice the solicitor handling the probate?

Yes. We invoice solicitors, executors and estates directly, and payment can come from the estate rather than out of your own pocket. There is no deposit to pay before the work.

How much notice do you need?

Usually a few days. Tell us about access when you book — a private drive, a lift, a controlled parking bay outside — because that is what decides whether the day runs smoothly.

Can you clear just the garage and loft?

Yes. Garage and loft clearance on its own is a common booking here, as is a single-item collection or a flat clearance where the rest of the block carries on around you.

What do I need to do before the team arrives?

Point out anything staying — white goods, a chair, the contents of a drawer — and tell us about paint tins, gas canisters or anything else that needs its own disposal route. The rest is ours.

Are you licensed?

Yes. We are an upper-tier registered waste carrier with the Environment Agency, licence CBDU419679, and we keep transfer-station tickets for every load so an executor or agent can see where the contents went.

Ring 0800 046 5555 or send your photographs through the form on this page, and we will get you a date for your house clearance in Stanmore.
