House clearance in Wembley means two postcode districts, HA0 and HA9, a borough that runs from Alperton up to the stadium and was Middlesex before 1965, and a diary that has to be checked against the fixture list before anything is booked. We have been clearing houses since 2007 and a good number of them have been in this corner of Brent. The Wembley job that sticks in the mind began with a piano.
June 2025, a family house in HA9 within walking distance of Wembley Park station, and the instruction that came through listed the awkward things first: an upright piano at the top of it. Underneath that list sat the line that really decides the size of a job — the clearance was everything in the property apart from the five points set out as exceptions. That wording caused a wobble, and quite reasonably. The paperwork still read as though only the named items were included, so the office handling it came back one last time to check that it really did mean the whole house minus those five points. It did. Better a question the day before than an argument on the day.
Two loads went out that day, plus a small fridge freezer, a mattress, an upholstered item that has to travel under the POP rules, and a clean afterwards. The piano came down and out first, while the hallway was still empty and the men were fresh. That is nearly always the right order with a piano — leave it until four o'clock and you are wrestling it past everything you have not shifted yet, with tired arms. We do piano removal as a job on its own as well, when the piano is the only thing going.
The relative who was overseeing it had been at the property all day in a heatwave and left a note for the team before she went. She wrote:
"Just about to make a dash for home as the heat's finally beaten me but a couple of notes for the boys as they'll be here before me tomorrow!! The items found in the left hand top cupboard in the bedroom and which are now sitting in the wardrobe are for me to take. I would have put them in the 'not to be touched' wardrobe but some twit's put a bed in front of it!! The stuff put back in the left hand cupboard in the front room are also for me to take home but I've run out of oomph!!"
There was also a BT phone in the front bedroom, a Genie, that she wanted keeping, and a second one somewhere in the study she could not lay hands on — if that one had already gone, she said, no problem. That sort of note is worth more to a team than a page of formal instructions. Items to keep get shifted into one room, the door gets taped, and the lads work around it. Sentimental things and paperwork we come across get put aside rather than binned, and if nobody can attend we post them on.
A probate clearance in HA0, run from the other end of the country
The other Wembley job worth describing ran through the winter and finished in January 2026. A house on the Alperton side of the borough, HA0, and nobody involved lived anywhere near it. The instructions arrived from a probate maintenance office in Cambridgeshire, the keys sat with a property manager, and three personal representatives all had to agree on a date before anything could be booked. One week the date was the fifteenth, probably. Then it wasn't. We were told plainly not to hold the day in case they changed their minds, which is a more honest way of working than most.
The instruction was logged as clearance and disposal, sell and recycle — that is, anything with a life left in it goes on to somebody who wants it rather than into a skip. When the day finally landed it took two loads: general contents, a fridge freezer, a mattress, and one upholstered item under the POP rules again. The invoice went to the instructing office rather than to any family member, which is how a great deal of our probate work is settled.
We do a lot of that in Brent. Houses inherited by people in Yorkshire or abroad, managed by an agent with a key safe code, cleared and photographed room by room so the person responsible can see what was done. Flats, stairs and the Wembley Park blocks
Not every house clearance Wembley asks for is a house. HA9 has whole roads of purpose-built blocks, from the older walk-ups to the newer towers that went up around the stadium, and a flat clearance in one of those is its own puzzle. You cannot prop the communal front door open and leave it. You cannot fill the landing with wardrobes while somebody fetches the van. Properties that have filled up over twenty or thirty years are ordinary work for us, not a special case. Nothing gets said about the state of a house, by anyone on the team, at any point. These clearances go slower because everything has to be looked through rather than shovelled — documents, photographs and keepsakes turn up three feet down in the middle of what looks like rubbish. Getting there is straightforward. What happens to it afterwards
Furniture and household goods that somebody else could still use are offered on locally — reuse projects and charity depots take a fair amount of what leaves a Wembley house, and Brent has more of both than people assume. What cannot be reused is sorted and tipped at a licensed facility, and paperwork comes back for each load, which is why waste transfer notes can be sent on request.
