Some Southwark house clearances begin with a parking form, not a van. One of ours over in Brixton, SW2, could not start until the council had confirmed a five-day bay suspension on the road outside the property. One bay, five days running through a July week, logged as a domestic removal. It was a verminous clearance, and the paperwork set the timetable, not us.
The job had been instructed from a distance. A local solicitor was handling the estate from an office over in Thornton Heath while the house itself sat in SW2. There was nobody on the doorstep to let us in or answer questions on the day. Everything ran through the firm managing it. We cleared the place across more than one run, a same-day second load included, and out came two fridge freezers. One full-size, one under-counter — a mattress, a television, and a paint tin the team pulled aside rather than tipping in with the rest. There was a POP item among the furniture as well, which I'll come back to, because that upholstered foam has to be handled a particular way now.
That is what a lot of Southwark house clearance actually looks like: someone at a distance, a property that has sat a while, and a road where you cannot simply pull up. The area we cover, postcode by postcode
The Southwark side runs through SE1 around Borough and Bankside, SE17 for Walworth and the Elephant, SE5 in Camberwell, SE22 for East Dulwich, SE21 across Dulwich Village and West Dulwich, and SE24 in Herne Hill. From there the branch carries west and south into Lambeth. SW2 for Brixton and Tulse Hill, SW9 around Stockwell and Loughborough Junction, SW8 down through South Lambeth and Nine Elms, SW4 in Clapham, SW12 in Balham, SW16 across Streatham. Up the hill to SE27 in West Norwood and SE19 towards Crystal Palace. It is a wide slice of south London, and it straddles two councils — Southwark and Lambeth — which matters mostly when a bay suspension is needed, because each runs its own process for that.
Greater London is the county line on all of it. Denmark Hill and Herne Hill stations sit near the middle of the patch, with Brixton on the Victoria line, London Bridge and Elephant & Castle to the north, and Balham and Streatham anchoring the south. We reach most of these houses off those lines, and we know which of the Victorian roads behind them a Luton can actually turn on.
We also take work in the streets that shade into the neighbouring boroughs. The Clapham and Balham edges of Wandsworth, the Norwood fringe towards Croydon — where the postcodes overlap and it is one working day either way. Access and parking on these streets
South London parking is the recurring problem, not the clearing. On the terraced roads behind Coldharbour Lane in SW9. Up the Brixton Hill side of SW2, there is often no legal spot for a large van without a suspension, and both councils want the request in days ahead. On the mansion-block roads around Herne Hill and the Dulwich borders, SE24 and SE21, the issue is more likely a narrow shared drive or a bay that a resident permit already sits in. We sort the suspension where one is needed. As with that SW2 clearance, five days booked for a single job — and we tell you honestly when the timing depends on the council coming back to us.
Flats are their own thing. A first-floor clearance off a communal stair in Camberwell is a different day to a house you can back the van up to. We carry it down; there is no need to bring anything to the ground floor yourself.
A three-day probate clearance in Brixton
The other one worth telling was a full probate house clearance in SW2, and it ran to three days and six loads. The executor was heading back to Warwickshire and could not be there, so again it went through a solicitor, and the invoice went to the firm for the work completed. Partway through, we were told to stop. The instruction came down through the solicitor — and there were items still in the house when we did, which we noted plainly rather than quietly finishing off. The team also came across a large amount of paint in that property, well beyond a tin or two. Every tin of it was counted and set aside for proper disposal rather than loaded in with general waste.
What sticks in the mind from that one is not the volume but the two men on it. The customer wrote to us afterwards, before heading back up the country: "Ian and Andy were great and really supportive. I cant thank them enough." On a probate clearance that runs across three days with the family half a country away, the crew is the whole of the service — they are the only people in the house, and they are the ones deciding what looks like it matters.
We invoice solicitors, attorneys and executors of an estate directly, and where an estate is being settled the cost can be met from the estate itself. Garage and loft clearance. The Dulwich and Norwood houses often have a decade in the loft and a garage nobody has opened. We clear both as part of the house or on their own.

What we can't take, and where the rest goes
A few things can't ride in an ordinary load, and paint is the usual one. That Brixton tin, and the pile the probate team found, all go through the correct route rather than a general tip. The same is true of gas bottles, solvents and anything flagged hazardous; we can point you to the right disposal but we can't carry it with the household waste. Upholstered furniture — sofas, padded chairs, the POP-marked items — is separated out because the foam has to travel through its own regulated stream by law, and we log it accordingly.
Everything else is sorted, not just tipped. Things still good enough for a second home we try to route to a local charity or reuse project, and the rest goes to a licensed transfer station with every load recorded. How the day runs
We aim to arrive at nine and clear the property in the day wherever the size allows, bigger jobs booked across two or three. There is no boxing up to do beforehand — the team empties cupboards, wardrobes and drawers, lifts carpets and underlay if asked, and sweeps through at the end. If you can't be there, we collect the key from a neighbour, agent or the office and send photographs of the finished rooms.
