House clearance in Lambeth means flats more often than houses, stairs more often than lifts, and a kerb somebody else is already parked on. We have worked across the borough since 2007, from Waterloo at the top down to Gipsy Hill at the bottom. The jobs that stay with you are rarely the biggest ones.
The one from SW16 was a probate clearance in July 2021, a flat in Streatham being emptied for an estate. Neither the executor nor the solicitors' office running the matter was anywhere near London. That was up in Derbyshire, the better part of a day away — so the flat was cleared on trust. Team in, first load out, and a second load away the same day rather than sending everybody back on a fresh morning. Is nearly always the better call in a Streatham flat with stairs. Regulated recycling and disposal on both loads, transfer paperwork back with the driver, and we photographed the rooms as we left and sent the pictures on. When nobody from the family can stand in the doorway and look for themselves, pictures are the only thing that answers the question.
Then came the part that made the job. Word arrived from the solicitors that the executor's instruction was that we were not finished until "the wardrobe and large bookcase in the sitting room have also been removed". Both were still standing. We went back for them and that was the end of it — no argument, no debate about what had been agreed. It is worth telling, because it is the commonest wrinkle in probate house clearance anywhere in Lambeth: what one person means by clearing a flat and what the next person means are not always the same thing. The person who knows the flat best is usually the one who cannot get to it.
The parking is the job before the job

An empty house in Balham, down to the washing machine
The other Lambeth job worth setting out is a house in SW12, cleared in March 2026. It came to us through the firm managing the property rather than from anyone living there, and it had been sitting on the books since the previous June. Nine months between the request being raised and the van turning up, which is ordinary enough with a managed tenancy where nobody is chasing.
What made it unusual was how little there was. The instruction sheet said the property held no furniture at all other than a washing machine, which was ours to take. Nothing in the garden to lift, no shed, no garage, no loft. And then two lines that told us exactly where the boundary of the work sat: "The cupboards are empty. Carpets are not included in the quote." So the carpets stayed down and we did not open a single cupboard looking for extra.
That came out as a three-quarter load — the leavings of a tenancy rather than the contents of a home — plus the washing machine and a single tin of paint. Cannot travel in with general waste and had to be handled on its own. Everything went to a permitted transfer station with regulated recycling and disposal. The occupier had not asked to be present, so we let ourselves in, worked, and left the keys as instructed. Parking was the one open question: nobody could say in advance whether the van would get a kerb on the day. In that part of Balham that is an honest answer rather than a dodge.
Where the load actually ends up
Anything still usable, we'd rather see it go on somewhere. Furniture in decent order, unopened household goods, tools, books — and there are reuse projects and charity depots this side of the river that will take them. What's left is weighed in at a permitted transfer station and the paperwork comes back with the driver. There's a record of every load off every address. It isn't only the man with the van who's in trouble.
Sofas, armchairs and footstools are kept out of the general load because the persistent-organic-pollutant rules mean upholstered seating has to be separated and incinerated. Mattresses and padded headboards go separately too, for a different reason — they're bulky and have their own recycling route. Fridges and freezers are a different story again: they carry gas, so they go to a designated stream and never onto a mixed load.
