House clearance in Chigwell is mostly empty-house work: a family sorting out a parent's place, a landlord between tenants, a sale that has to complete on a fixed date. March 2025. The instruction arrived from an office rather than from the household — a reference number, photographs of the property attached, and a scope typed half in capitals: "Please provide a quote for Clearance OF THE SHED, LOFT [pr believes these boxes are empty] AND GARAGE". No rooms at all. Just the three places people leave until last.
That bracket is the whole job in six words. A loft somebody believes is empty is not the same thing as a loft that is empty, and we have learned to say so politely and then go and look. Boxes that were filled in 1998 and taped shut have a way of being full of curtains, paperwork and a Christmas tree. So we don't work off a belief about a roof space. Somebody goes up the ladder, opens two or three, and we say what we've found before anyone commits to anything.
The photographs helped with the outside — you can see where a van will sit, whether a shed is reachable down the side or only through the house, whether a garage door lifts or has been painted shut. Photographs tell you almost nothing about a loft.
The other line worth reading twice was this one: "The occupier has not requested to be present at the property". That changes the shape of a day. Nobody to ask "is this going or staying", nobody to check the loft hatch with, no chance to say "there's a box here with photographs in it, do you want it?" When nobody is there, the team leader photographs each space before anything is touched and again once it is bare, so the person paying can see the state it was left in without driving over. Ladder work in a cold loft is slower than people expect, and a shed and a garage between them can hold more than a bedroom does. We say that at the quoting stage rather than on the day.
Chigwell houses, and what they mean for a clearance day
Chigwell is not one kind of housing, which matters more than it sounds. Up around Manor Road, Vicarage Lane and the lanes towards Chigwell Row you get big detached places set back behind gravel and gates — deep gardens, double garages, sometimes a loft the size of a flat and a summerhouse that's been used as a store since about 1994. Down towards Grange Hill and the Hainault side the stock changes completely: interwar and post-war semis and terraces, tighter frontages, and the sort of narrow drives where a Luton van has to be reversed in rather than swung.
Both types throw up their own puzzles. On the large detached houses the volume is the thing. Nobody who has lived in a seven-room house for forty years has a small clearance, and the garage and the loft usually hold more than the house does. On the smaller streets it's access — where the van can legally sit, whether we're carrying down a side passage, whether the neighbours' cars have already taken the kerb by nine in the morning. We ask about parking before the booking is made, not on the day. If the road needs a bay suspending with Epping Forest District Council, better to know a fortnight ahead than to find out with four blokes standing on the pavement.
Gates are the other Chigwell quirk. A fair few of the bigger properties have electric gates that only work off a fob nobody can find, and a pedestrian side gate too narrow for a wardrobe. We'd rather hear about that on the phone.
Where the vans go
Chigwell sits in the Epping Forest district of Essex, in the IG postcodes, with the CM, E and EN areas all beginning within a few miles of it. That corner of West Essex is where most of our work in this direction lands. Everything indoors is fair game: cupboards, wardrobes, drawers, the airing cupboard, under the stairs. Carpets and underlay come up if you want them up — if the buyers have asked for that, say so before the day and we'll allow for it. Sheds, garages, greenhouses and gardens are all doable.
Fridges and freezers are handled under the refrigerant rules, so they go by their own route rather than on a general load. Sofas, armchairs, dining and office chairs, footstools and seat cushions fall under the persistent organic pollutant rules — yes, a single loose sofa cushion counts.
