What a house clearance actually looks like, from the booking to the last load
One from the books, a Tuesday at the end of March 2022. Small two-bedroom bungalow with a shed, and the person arranging it was not local at all — a relative the better part of a day's drive away, who had never expected to be organising any of this and did the whole thing by email and phone.
They wrote their instructions out as a list, which is the best thing anybody can do for us. Point by point, and every point saved us guessing on the day.
"Dismantle bunk beds in small bedroom." Bunk beds in a bungalow bedroom, which surprises people until you remember grandchildren stopping over. They come apart into panels and a ladder, and they come apart a great deal faster with the right driver bit than with a lad wrestling them down a hallway.
"Please leave carpets." Then, in the next line: "Remove curtains." Those two together tell you the property was going on to somebody else more or less as it stood. It is a common pairing and we take it literally — carpets stay down, poles and curtains come off, gripper rods untouched.
"No gardening area to clear (courtyard)." One short line, and it took a whole unknown off the day. A courtyard is a broom job; a garden with twenty years of pots, a rotary line and a shed floor you cannot see is a different afternoon entirely. The shed here did have to be emptied, and it was.
"There are no hazards or verminous contents at the property." We ask that of everybody, in those words, because the honest answer changes what we bring and who comes. Nobody is embarrassing you by asking.
There was a small upright fridge freezer in the kitchen. That goes on its own route — sealed units hold gases that have to be drawn off under controlled conditions, so it travels separately from the general load rather than being tipped in with the furniture.
Parking had been thought about before we ever arrived. The neighbours had been asked in advance to keep the area in front of a garage clear on the morning, a garage that did not even belong to the property, and photographs of the access road came over with the booking so we knew what we were bringing a van down. No cleaning was wanted afterwards. The son-in-law of the person who had died came to open up and stayed to point at things.

Anything still usable we try to route to a charity shop or a reuse scheme in the borough rather than send it out on a wagon. Furniture in one piece, crockery, unopened kitchen bits, garden tools — there are people locally who will take that and put it back into use. What has genuinely reached the end gets tipped at a permitted transfer station and weighed in, and we can hand you the waste transfer notes for any load if the estate or the landlord wants them on file. Some things travel on their own ticket. Fridges and freezers hold gases that have to be drawn off under controlled conditions, so they are kept apart from the general load and handled properly. Sofas, armchairs and other padded seating fall under the persistent organic pollutant rules and cannot be baled or mixed in — they go for incineration at a site set up for it. Mobility equipment we see a great deal of on this kind of clearance: a wheelchair and a walking frame in the hall, a commode in the back bedroom, a bath lift still clamped to the tub. Some of it goes back to a scheme or to a mobility charity. What is worn out goes for metal recovery.
There are a few things we simply cannot put on the van: tins of paint and thinners, gas bottles, car batteries, asbestos sheeting off a coal bunker or an old garage roof. Tell us on the phone if any of that is in the house and we will either arrange it properly or point you at the right disposal route. Turning up and finding six gas bottles behind a shed helps nobody.
Rochdale streets, and what they do to a van
Half the housing round here is stone or brick terrace with a back alley, and the alley is usually the only way to get a settee out without turning it on its end twice. Some of those ginnels are gated now, which is fine as long as somebody has the key. Elsewhere, out towards Castleton and Sudden and up in Bamford, you get inter-war semis with a driveway and a garage that has not been opened since the door dropped on its runners — those are easy, because the van goes on the drive and the walk is ten feet.
Norden, Healey and the streets climbing towards Wardle and Smallbridge are hillier, and tighter at the top. Kingsway and the newer estates off it are straightforward. If you are on a main road through Milnrow or Littleborough, tell us about the parking before the day, not on the day.
Getting here is no trouble. Rochdale railway station sits on the Manchester Victoria to Leeds line with Castleton a stop down the way, and the Metrolink runs through the town centre and out towards Oldham. The M62 comes off at junctions 20 and 21 and the vans come in that way most mornings.
