Most house clearance work in Slough reaches us one of two ways: a family emptying a parent's house, or somebody managing a property from a long way off who needs it cleared, cleaned and signed off. A job in SL1 in November 2025 was firmly the second sort. The instruction came from a property management office up in Cambridgeshire — clearance, clean and disposal through a licensed waste transfer site, with the garden put back in order on the same visit. Nobody local to meet us, nobody on site to ask.
We turned up, cleared the house, dealt with the garden, and marked the job complete. What came back afterwards wasn't about the clearance at all, it was about the file: "Please can you upload your completion images for the garden maintenance works ASAP as we do require these for our completion process". Photographs of the cleared rooms and of the garden, loaded into their system, are what closes a job like that off at their end. We take them as a matter of course now, asked for or not.
That's a fair picture of house clearance in Slough: ordinary family homes and rented houses, cleared properly, with the evidence to show it was done.
What turns up in a clearance
In a full house clearance — particularly a probate one, where nobody's had the chance to go through everything — things surface: paperwork, jewellery, cash tucked in a drawer or a coat pocket, a photograph album nobody knew was there. Our team's straightforward about it. Anything that looks like it matters is put aside and handed back or flagged, not swept onto the van. It's one of the plain reasons to use a proper clearance firm rather than a man with a van and a skip: we go through a house, we don't just empty it. On an estate job especially, where the family may be a long way off and trusting us with the whole contents, that care is the least they should be able to expect.
Estate and probate house clearance in Slough
A good share of the SL-postcode work is probate — a house to empty and get ready for sale, often with the family spread out and organising it from elsewhere. It's simple with us: nothing paid up front, the estate invoiced, and the solicitor or executor billed direct where that's easier, with everyone kept copied in. On the day the team takes its time, checking drawers and wardrobes before clearing them, holding back any room you've asked us to leave, and setting aside anything personal for the family. When nobody can be at the house, we run it on keys and send photographs of the cleared rooms as the proof it's finished. Probate house clearance in Slough is a steady part of the week for us, and an executor two counties away is the normal case rather than the awkward one — we've been arranging clearances that way since 2007.
Houses, gardens, garages and sheds
A Slough house clearance is often more than the rooms. There's frequently a garage and a shed to sort, a loft to clear, and a bit of garden rubbish to lift as well — and all of that comes out on the same visit when it's flagged at the quote. Garage and loft clearance is worth mentioning when you first ring, because that's exactly where a job that looks light from the front rooms quietly grows. We'll empty the shed and take it down if it's had its day, clear the garage, lift the green waste, and deal with the loft, so the whole property's left clear rather than just the inside. On that SL1 job the garden was written into the instruction from the start, and it's usually the part that decides whether a property reads as finished or not. Tell us up front what's out the back and what's in the roof.
Office and commercial clear-outs
Slough isn't all houses — it's one of the biggest business centres outside London, with the trading estate and offices all over, and we take on commercial clear-outs as well. Furniture, IT, filing, the contents of a store room nobody's opened in years: it comes out much the same way, with the building manager squared off first for access and a lift booking if there is one. If you've a business in SL1, SL2 or SL3 that's relocating or closing a site, it runs like a house clearance does. A quote from photos or a video, a slot that suits, cleared and documented, with waste transfer notes for the file.
Hoarder house clearance, and heavily overfilled houses
Some of what we clear has been let go over years — a hoarded home, a house you can barely move through. It's no trouble to the team and nobody's judged for it. What we ask beforehand is the honest state of it — anything hazardous, any vermin, any spoiled food — so the van comes prepared and the hours are set aside. Then it's slow and methodical, one room at a time, clothing and textiles kept separate, and a careful eye kept for the money, papers and keepsakes that a cluttered house tends to hide. If worry about what we'll think has held you back from ringing, please set it down.
Langley, the airport edge and quick turnarounds
The SL3 side of Slough — Langley and Colnbrook, out towards Heathrow — has a lot of rented and shared housing, and with it a steady run of quick-turnaround work. A landlord or agent needs a house or a flat emptied and reset between tenants, often at short notice and to a tight window before the next let starts. We're set up for that: end of tenancy clearance quoted off a few photos or a video, a slot to fit the changeover, cleared in the day, and the paperwork closed off at the end. HMOs and flats above shops around Langley and Colnbrook, close to the airport — and the work reflects it. A flat clearance of two or three rooms is as routine to us as a full house. Slough draws people from all over for its work, and a fair few of these are for tenants who moved on at short notice and left more behind than anyone expected.
June 2026 was a good example, again in SL3. Instructed from away, occupier gone, nobody asking to be present — one day on site and two loads off the property. Among it were the things that can't simply go in with the rest. An upholstered item that falls under the POPs rules and has to be kept separate and incinerated. A car battery, an old non flat-screen television of the heavy sort, and a mattress. Each of those has its own route out and its own paperwork, which is half the reason a clearance takes longer than it looks. And it didn't quite end there. A fortnight or so later the instruction came back round, in their own words: "Finish clearance - sweep floors of toilet floors etc". So we went back and swept. Fair enough — a property isn't handed over until the floors are right, and a recall costs us less than an argument about whether the job was done.
Where the load actually goes
Everything leaving the property is either rehomed or disposed of properly. Furniture and appliances with life in them we try to route to a charity or reuse project locally. The rest goes through a licensed transfer station and is logged as it should be, with waste transfer notes available if you want them. Fridges, freezers, mattresses, batteries, old televisions and POP-marked upholstery are handled separately because the law says so, not because we like the extra trip. Our waste carrier number is CBDU419679. The few things we can't load are paint, gas bottles and anything genuinely hazardous, so let us know if there's any about and we'll tell you where it can go.
How the day tends to run
We'll usually start around nine, meeting you at the property or picking up a key. Nothing needs bagging beforehand — the team clears cupboards, wardrobes and drawers as it works round, lifts carpets and underlay, sees to the loft, the garage and the shed, and leaves the place swept. Before-and-after photographs of each room go on file, which matters when whoever booked can't attend, and more than once they've been the thing that closed a client's own completion process for them.
Around Slough — the patch we cover
Slough runs across SL1 for the town centre, Chalvey and Cippenham, SL2 for Farnham Royal, Stoke Poges and the north, and SL3 for Langley, Colnbrook and the east towards the airport. Two more sit on top of those without appearing on any street map. SL60 and SL95 are non-geographic districts, issued to large mail users and PO-box addresses within the town. An SL60 or SL95 address is a Slough address and squarely inside the area we work. Just beyond the boundary we're out regularly too. House clearance in Windsor is across the river, house clearance in Maidenhead up the A4. House clearance in Beaconsfield is over the county line, and Burnham and the villages sit between. If you're just outside these postcodes, ask and we'll tell you straight away whether we're out that way. The number is 0800 046 5555, or send photographs through the form on this page and we'll come back with a figure.
Slough station and the trading estate keep the town busy. Between the housing and the businesses there's always something needing emptying: a family home changing hands, a flat between tenants, an office moving on.
Slough house clearance — common questions
Why should I use you?
Because we've cleared houses and offices across Slough for years, we're licensed and fully insured, and we go through a property with care rather than just tipping it. You'll get a straight figure over the phone rather than a doorstep sales pitch.
How much does a Slough house clearance cost?
It depends on the property. A part-load, a small flat or an office clear-out is at the light end; a full house with a loft, a garage and a garden is more. Send a few photos or a video and we'll give you a real figure straight away, free and with nothing owed if you'd rather not go ahead.
How and when do I pay?
After the work's done, by bank transfer. There is no deposit and nothing to pay up front. On a probate house clearance we invoice the solicitor, the executor or the estate directly rather than a family member, and payment can come out of the estate once probate allows it. Estate jobs are billed to the estate, with your solicitor copied in if it helps. Commercial work is invoiced against your purchase order. If you're not local: keys from an agent, and photos of the cleared rooms at the end.
