November 2022. Three bedrooms, a loft, a conservatory and a garage down the side. The man arranging it had sent photographs over, then a video of the loft that his son had filmed, because from the hatch you could not see the back of it. Two days booked, crew at nine. He was straight with us about the state of it beforehand: "attic is large and full. Carpets a real state and a bit smelly". Two mattresses, which travel on their own. A small fridge freezer and a little worktop freezer, both hazardous waste because of the gas in them, both kept apart from the rest of the load. And then the garage, which nobody could find a key for. He wrote the night before:
"Struggling to find key to the dilapidated garage…if your guys have bolt cutters it would be good :)."
The team leader put a pair in the van before he set off. Small thing. It is the sort of small thing that decides whether a day runs to time.
The loft was worse than the video had let on. Everything came down the hatch by hand, boxes, cases, curtain poles, a folded camp bed, and the rooms below filled up faster than we could take them out. Two days were never going to do it, so a second crew joined later that week and the two of them worked the house together. The customer asked for one thing in particular, and he was right to: if we were running short, he would rather a little was left in the loft than have rooms left with litter across the floors. So rooms first, loft last. There was paperwork up there he wanted to read himself, so that came down in boxes and went to one side instead of on the van.
The property had belonged to a relative and probate was in hand, so the invoice went to the private client solicitor handling the estate, with him copied in for his own records. Keys through the letterbox at the end, as he had asked. Photographs of every cleared room emailed the same evening.
What actually fills a van
Volume, not floor plan. A two-bedroom flat lived in for thirty years holds more than a four-bedroom house someone moved into last spring. Wardrobes that were built in the room. A loft hatch nobody has opened since the boiler was replaced. Boxes of LPs and singles under the bed — Mamma Mia, Slik's Forever and Ever, The Four Seasons doing December, 1963 — which weigh nothing and eat cubic feet. Carpets and underlay out of four rooms take as much room in the back as a three-piece suite does.

The tip run, and what avoids it
Anything still worth having, we would rather see it used again than tipped — the borough has enough furniture reuse projects and charity shops along Park Street and out through Bloxwich to make that worth an extra half hour of sorting. What is left travels to a licensed transfer station and comes off the van against a ticket, so there is a paper trail for every load; ask and we will send the waste transfer notes on with the invoice. Some things ride separately by law rather than by choice. Fridges and freezers are hazardous waste because of the gas in them. Sofas, armchairs and padded dining chairs are treated as containing POPs unless it is proved otherwise, so they are kept apart from general waste and incinerated, because of what is in the foam. Mattresses go on their own for the same practical reason: they cannot be crushed in with the rest.
