We have been doing house clearance in Dumbarton and the towns along the Clyde — Strathclyde, as the region was — since 2007. Houses emptied for a sale, houses handed back at the end of a let, houses wound up after a death in the family. Most weeks it is an ordinary three-bed with a loft nobody has been up into since the nineties. Some jobs, though, never start on the day they were booked for.
One of ours was an outhouse and a shed, put in the diary for the middle of winter and then stopped dead by the weather. The customer wrote to call it off, and the message explains the job better than we could: "The weather is dreadful here and road conditions are too. The weather has a!so caused quite a bit of structural damage so it needs the attention of the builders before anyone can safely work in there." So the date moved.
That is all that happened — a clearance is not worth a crew standing in a structure that a builder has not looked at yet, and no outbuilding is so urgent that it beats somebody's roof. We went back once the builders had been, in the spring, and the outhouse and the shed came out then. It is the least dramatic job we could put on this page and we have put it here on purpose. The thing people actually want to know is what happens when it goes sideways, and the answer is that the date moves and nobody makes a fuss.
We work all along the Clyde into Dumbarton and the towns around it. Most of what we do here is a house that has to be emptied because it's being sold, let, or wound up after a death in the family.
Getting a Luton van into a Dumbarton street
Dumbarton sits in West Dunbartonshire, in the G postcode area — G82 for the town itself and Renton, with Clydebank next door, Alexandria and Balloch up the Vale, and Bowling and Old Kilpatrick along the shore. Helensburgh runs away west along the water; Cardross keeps a G82 postcode. Most of our teams come in off the A82 and drop down into the town. If a road looks tight on the map we'll ask about it before the day rather than find out at nine in the morning.
The housing here is mixed in a way that matters when you're carrying a wardrobe. There are tenement closes with a shared stair and no lift, where everything comes down on the shoulder. There are the post-war semis and terraces up towards Bellsmyre and Brucehill with a drive or a bit of kerb to work from. There are Victorian and Edwardian villas near the town centre with a long path and a hedge between the door and the road. And there are new-build flats near the river with a bin store, a parking bay and a factor who has views about vans. None of that stops us — it just changes how many hours the job takes, so tell us which one you've got.
Parking is the usual question. If there are yellow lines or a permit bay outside, ask West Dunbartonshire Council about a temporary dispensation for the day. We've worked with waivers arranged by customers in plenty of towns and they make the morning far easier. If a waiver isn't possible, say so and we'll plan around it — a longer carry to a legal space eats into the day, but it beats an argument with a warden halfway through a stair lift.
What people ask us for in Dumbarton
Nearly every enquiry falls into one of a handful of shapes, and it helps to say plainly which of them you have when you ring, because the questions we ask back are different for each.
End of tenancy clearance in Dumbarton
Landlords and letting agents ring us for an end of tenancy clearance when a tenant has gone and left the flat furnished. A bed frame that will not come apart, a sofa, a fridge nobody wanted, half a kitchen of crockery. The deadline is usually the check-out inspection rather than the sale of a house, so the day matters more than anything else. Tell us the access, the floor, and whether the keys will be with an agent or in a key safe, and we will fit it round the inspection.
Flat clearance in G82
A flat clearance is its own animal in this town. The tenement closes have a shared stair, a turn at the half-landing that a three-seater does not always take, and neighbours who need to get past. Before the day, tell us whether there is a lift, how wide the stair is, whether the close door needs propping, and what is directly below any window. In a modern block the questions are different again — bin store, loading bay, factor's rules on how long a van can sit there.
Garage and loft clearance in Dumbarton
Plenty of jobs here are not the whole house at all. Garage and loft clearance on its own is common when the family have already done the rooms and run out of appetite for the rest. An integral garage stacked to the door, a loft hatch with a ladder that has seen better days, a shed at the bottom of the garden with a bike, a mower and forty years of tins. If the loft is boarded, say so. If it is not, say that too — it changes who goes up and how long it takes.
Hoarder house clearance
Houses that have filled up over decades don't faze the crews. We've cleared properties where you couldn't open the door of a room, and the only comment afterwards was about how many loads it took. If you're worried it's too much, it almost certainly isn't — see our hoarder house clearance page for how those days are run. Where it is a few loads of loose material rather than a whole household, house rubbish removal is often the better fit.
If you are not sure which of these you have, ring the office on 0800 046 5555 and describe the rooms. It takes about two minutes.
Executors, probate and confirmation
A good half of the clearances we do around Dumbarton and the Vale are arranged by somebody who lives somewhere else entirely. An executor down south, a daughter in another country, a solicitor with a set of keys and no wish to travel. That is normal, and none of it needs you to be in the house. Instructions come by phone and email, and they can be as precise as you like. Lift the carpets in the lounge-diner and the box room, leave the net curtains, take the tumble dryer and the cooker, leave the fridge freezer, leave the garden alone. Written down before we set off, they mean the crew knows what comes out and what stays, and nobody has to phone anyone mid-lift.
On the money side there is one thing worth saying plainly, because it is the question executors ask first. We invoice the solicitor, the attorney or the executor of the estate directly — you do not have to settle it yourself and then claim it back. Payment can come out of the estate, and an invoice that has to wait on confirmation, or on probate south of the border, can wait. There is no deposit, nothing is due before the work, and the invoice follows the clearance rather than the booking. Just tell us at the time of booking that it is a probate house clearance and who the invoice should be addressed to. It goes to the right desk first time rather than after two forwarded emails.
The order of a house clearance day
The team arrives at ten and aims to have the property fully cleared that day wherever it can be done. There is no need to box or bag anything up beforehand — the crew clear inside cupboards, wardrobes and drawers, lift carpets and underlay where you want them lifted, and sweep through the property at the end. If there is something in a drawer you want kept, say so and it gets set aside rather than loaded; people find paperwork, photographs and jewellery in the strangest places, and we would rather stop and ask.
Where a house is big enough to need two days, we will say so when we quote, not at four o'clock on the first afternoon.
What a house clearance takes out, and where it goes
Anything still usable we try to pass on locally rather than tip: furniture in one piece, working appliances, books, tools, unopened household goods. Charity shops and reuse projects around the Clyde take a good deal of it. What can't be reused is sorted and weighed in at a permitted transfer station, and we keep the tickets. Abacus holds waste carrier licence CBDU419679 and is fully insured, so you're not the one carrying the risk if something goes wrong in your close.
Two things need saying about what we can and can't lift. Sofas, armchairs and other upholstered seating fall under the persistent organic pollutant rules, so their foam is kept apart from the general load and handled through its own permitted route. That is a legal requirement for how the stuff is carried and destroyed, not an optional extra. And solvents, part-used paint, gas canisters, asbestos sheeting and clinical waste don't belong on a furniture van at all. If you've got any of that, tell us and we'll point you at the council's household waste site at Dalmoak or arrange a specialist collection instead of leaving you a shelf of tins in the garage.
Where we cover, and how to start
Dumbarton, Clydebank, Alexandria, Balloch, Renton, Bowling, Old Kilpatrick, Bonhill, Jamestown, Gartocharn, Cardross, Helensburgh and the villages up the Vale of Leven. We also cross the boundary into East Dunbartonshire for Bearsden and Milngavie when the day allows it. If you're arriving by train, Dumbarton Central and Dumbarton East are both on the North Clyde line, which is how a lot of executors get here for the keys.
Neighbouring towns have their own pages: house clearance in Clydebank for the Kilbowie side, house clearance in Helensburgh along the water, and house clearance in Bearsden for the villas over the hill.
Send us the address, the number of bedrooms, whether there's a loft, garage or shed, and a few photos through the form on this page. We'll come back with a figure and a date, usually within a day or two of you asking. It is free and it commits you to nothing.
Questions we get asked about house clearance in Dumbarton
How do I find out what my clearance will come to? Ring the office on 0800 046 5555 and describe the property, or send photographs or a short video of every room through the form on this page. Including the loft hatch, the garage and the shed. We come back with a figure before anybody commits to a date. We do not guess from a bedroom count alone, because a three-bed with an empty loft and a three-bed with a full one are not the same day's work.
Can you invoice the solicitor dealing with probate? Yes. We invoice solicitors, attorneys and executors of the estate directly, and payment can come from the estate. There is no deposit and nothing is payable up front — just tell us the billing arrangement when you book rather than afterwards.
Do we need to empty the cupboards before you arrive? No. Nothing needs boxing or bagging. The team clear cupboards, wardrobes and drawers themselves and sweep through at the end. Just tell them what is to be left.
What if the weather turns, or the property isn't safe to work in? The date moves. We have had bookings called off for road conditions and for structural damage that needed a builder first, and that is the right call every time. Ring us and we rebook.
Do you cover the villages up the Vale of Leven? Yes — Renton, Alexandria, Balloch and the smaller places around them, as well as Bowling, Old Kilpatrick and Cardross. If you are not sure whether your address falls to this page or to a neighbouring one, ring and ask; it makes no difference to the van.
