House clearance in North Tyneside is nearly always work done to somebody else's deadline — a completion date, a tenancy running out, a grant that has finally come through after months of waiting. We have been clearing houses since 2007 and the borough sits on our regular run, so most weeks there's a van somewhere between Wallsend and Tynemouth. Take one house clearance in NE28, out at Rosehill. Booked as a full property, one day, and it came out in two van loads — the team filled up, ran out, came back and finished the same afternoon. The person who arranged it lived a few minutes away in Howdon and came over with the key rather than posting it. That's the ordinary shape of the job here: no drama, one day, everything gone by teatime.

Probate house clearance in North Tyneside

A good share of what we do in North Tyneside is probate work, and probate work runs to its own clock. The house is often standing empty for months while the Probate Registry does its bit, and the family can't sell, can't let and can't really start until the grant lands. We're set up for that wait.

A probate house clearance can be booked provisionally and moved if the paperwork slips. If you're the executor or the administrator the paperwork afterwards can go straight to you, or to the solicitors' office handling the estate, without anyone at the house needing to deal with it. Plenty of the estates we clear in North Tyneside belong to people who moved away years back and haven't been north in a decade. We'll collect a key from a neighbour, an agent or a keysafe, clear the property, post back anything of sentimental value that turns up. Photographs, letters, a bit of jewellery at the back of a drawer — and email the pictures the same evening. Our probate house clearance page goes through the order of it in more detail.

Where the contents go

Sorting happens on the van, not afterwards. Furniture, crockery, tools, books, anything that still has a use gets set aside and offered on. There are enough charity shops and reuse projects between North Shields and Whitley Bay to keep decent stock circulating locally rather than tipped. The remainder goes to a permitted waste site and is weighed in under our own carrier registration, CBDU419679. We'll send the transfer notes across if you want them on file — executors usually do.

Mattresses are handled on their own; four came out of one clearance in NE30. Sofas and padded chairs are the fiddly ones now, since the foam in older upholstery falls under the persistent organic pollutants rules and can't be shredded in with general bulky waste. It goes for incineration at a site set up for it. Fridges and freezers are the same story in a different form. Once they leave the door they're classed as hazardous and have to be degassed at a permitted site, so they come out separately and go somewhere separate. North Tyneside Council's own household waste centre off Middle Engine Lane won't take a van load from a clearance firm, and rightly so; that route is for residents' cars, not for us.

Tyneside flats, stairs and where the van sits

If you've cleared property here before you'll know the shape of it. The Tyneside flat — two front doors side by side, one for downstairs, one for the stairs to the upper flat. Runs through Wallsend, Howdon, Chirton and the older streets behind the Fish Quay in North Shields. A flat clearance in an upper Tyneside flat is a different day's work from a house. Every stick of furniture comes down a straight, narrow staircase with a turn at the bottom, and a wardrobe that went up in 1974 as one piece usually comes down as three. We plan for that. It's the difference between a day and a day and a half, and we'd rather say so when we quote than discover it at half past two. Flat clearance in the newer blocks down at Royal Quays is easier on the back and harder on the parking. Lift if you're lucky, and a walk from the bay to the door either way.

Parking is generally kinder here than in the city. Most of the terraces have back lanes we can reverse into, and the newer estates at Rosehill, Billy Mill and High Farm have space at the kerb. The seafront at Tynemouth and Cullercoats is the exception in summer — permit bays, holiday traffic, and a carry from the van to the door that adds up over sixty trips. Tell us at booking and we'll bring the smaller tipper instead of the Luton where the street won't take it.

NE28, NE29 and NE30

Those three postcode districts are the working area for this page. NE28 covers Wallsend, Howdon, Rosehill and Willington Quay; NE29 takes in North Shields, Chirton, Percy Main, Preston Grange, Billy Mill and Meadow Well; NE30 runs out to Tynemouth, Cullercoats, Marden and Preston Village. We've had vans in all three, and we've stripped wallpaper in a house at Preston Grange after the clear-out was finished — see wallpaper removal if that's part of what you need.

The Metro makes navigating simple enough. Wallsend, Howdon, Percy Main, North Shields and Tynemouth stations sit more or less on our route, and people coming up by train arrive at Newcastle Central and take the Metro out. North Shields or Tynemouth are the usual meeting points. If you're driving from out of the area, Northumberland Park has the park and ride. Within the borough we also work Whitley Bay, Monkseaton, Shiremoor, Killingworth and Longbenton. Beyond the boundary we're regularly across the water to South Shields through the tunnel.

Neighbouring towns have their own pages. house clearance in Newcastle upon Tyne for the city itself, house clearance in Whitley Bay up the coast, and closer in, house clearance in North Shields and house clearance in Wallsend. Distances inside Tyne and Wear are short, and a second day on the same property doesn't mean a second journey worth worrying about.

The sheds we left

Better said plainly than argued about afterwards. On one house clearance in NE30 — three van loads in the day, four mattresses out of the bedrooms — there were two garden sheds we would not touch. The timber had gone. Opening the doors properly would have brought the roof down on whoever was standing there, and there's no safe way to empty a structure that's holding itself up out of habit. We photographed both and sent the pictures over with the completion set. What went across afterwards read, word for word: "As discussed with you, due to the condition of the sheds these were not cleared. We have attached pictures of these with the completed pictures for your reference."

Whoever books a clearance isn't always standing in the property, and that one wasn't, which is exactly why the photographs matter: a walk-round set when the team arrives, a full set when they finish, and a note of anything we didn't do and why. Outbuildings are worth mentioning at the point you ring, because garage and loft clearance is where the surprises live in North Tyneside housing. The semis at Preston Grange and Marden nearly all have a loft hatch with sixty years of boxes above it, and a garage that stopped holding a car around 1988. Garage and loft come out with the rest of the house if you tell us they're there. If the loft is boarded and stacked to the rafters, or the garage door hasn't opened since before the pandemic, say so and we'll bring the extra pair of hands.

The day itself, on a house clearance in North Tyneside

Nothing needs bagging or boxing beforehand. The team empties wardrobes, cupboards and drawers as they find them, lifts carpets and underlay if you want the floors bare, takes down curtains and rails, and sweeps through at the end. If there are items to be left. A washing machine going with the sale, curtains the buyer asked for, a bedroom set going to a relative. Put a note on them or tell the team leader when they arrive, and they'll work round them.

Where a property has been left in a poor state. Decaying food, animal mess, anything verminous — say so when you book so the right kit and the right protection come with the van. Same for a heavily cluttered house: a hoarder house clearance is a different day, sorted room by room with the family's instructions on what must be found before anything moves. It's a straightforward conversation, not a judgement, and we've had it plenty of times in this borough.

End of tenancy clearance in North Tyneside, and who is invoiced

Landlords and agents across NE28, NE29 and NE30 book end of tenancy clearance most months, usually with a check-out inspection or a new tenant already in the diary. It is often a half day rather than a full one, and the yard or the back lane decides that as much as the rooms.

On a probate house clearance we invoice the solicitor, the executor or the estate directly rather than the relative who happened to ring. Payment can come out of the estate once probate allows it, and there is no deposit — the invoice follows the work.

Getting a price out of us

Ring the office on 0800 046 5555 with the postcode district, the number of bedrooms, whether there's a loft, garage, shed or yard, and roughly how full it all is. Better still, take a few photographs on your phone and send them through the form on this page — photographs get you a closer figure than any description ever does. You'll have the figure in writing before anyone is booked in, and if we're clearing for an estate the paperwork can go straight to the executor, the administrator or the solicitors' office handling it.

Common questions about house clearance in North Tyneside

Do you cover the whole of North Tyneside? Yes. NE28, NE29 and NE30 are the core of it, from Willington Quay through North Shields to Tynemouth and Cullercoats, and we work the rest of the borough too, including Whitley Bay, Shiremoor and Longbenton.

What will my house clearance in North Tyneside come to? Ring the office on 0800 046 5555 or send photographs through the form on this page, and you'll get a figure for your property. We don't put numbers on a web page, because a three-bed with an empty loft and a three-bed with a full one are not the same job.

Can you clear the garage and loft as well as the house? Yes, and it's worth saying at the start rather than on the day. Garage and loft clearance is part of the same booking; it just changes how much comes out and how long the team is there.

Do you take fridges, freezers and mattresses? We do. Fridges and freezers have to be degassed at a permitted site and mattresses are handled separately from the general load, so tell us how many there are when you book.

I live nowhere near North Tyneside — can you still do it? Most weeks we're clearing for somebody who isn't in the county. We'll take a key from a neighbour, an agent or a keysafe, send photographs before and after, and post on anything personal that turns up.

Are you licensed to take the waste away? Yes — registered upper-tier waste carrier, CBDU419679, and we'll send you the transfer notes from the permitted site if you want them for the file.

Can you invoice the solicitor on a probate house clearance, and can it be paid from the estate? Yes. The invoice goes to the solicitor, the executor or the estate directly, and payment can be made from estate funds once probate allows it. No deposit is taken beforehand.
