We had it down as a three-load job and the team got two loads away and the property nearly clear, but the third load was not going to happen before the tips shut. So the team leader spoke to the customer on the doorstep, we agreed a return the following morning, and the last of it went on the Tuesday. The customer, who was instructing us from a long way off and had come up for the day, confirmed the return by email the same evening.
We would rather tell you at four o'clock that we are coming back tomorrow than leave a garage half done and call it finished. It happens on maybe one job in ten, usually when a loft is deeper than it photographs. That is the sort of thing that decides how long a day runs. Not the number of rooms.
Getting a van onto a Felixstowe street
Felixstowe is two towns in one, as far as a Luton is concerned. There is the seafront half. The long terraces above Undercliff Road, the Edwardian villas cut into flats, down towards the Seafront Gardens. And then there is the newer half inland towards Walton and the Trimleys, where most houses have a drive and you can park nose-in and work off the tailgate all day. The first half needs thinking about. Some of those seafront terraces have a basement kitchen and a top floor that was a servant's room once and is now full of boxes nobody has opened since the nineties. When nobody is at the property
A good share of our Suffolk house clearance work is instructed by somebody who lives nowhere near — an executor two counties away, a managing agent, a family who left the area decades ago. That is normal for us and it changes nothing about how the day runs.
We can take a key from a neighbour, from an agent's office or out of a key safe on the wall, work the day. Send you a set of photographs of every empty room at the end of it. What is left is weighed in at a permitted waste facility and we keep the tickets for every load, so there is a paper trail from your front door to the weighbridge.
A few things have to be handled separately because the law says so, not because it suits us. Sofas, armchairs, bed bases, foam garden cushions and the like fall under the persistent organic pollutant rules. That Means they cannot go in the general load and have to be incinerated at a site set up for it. Mattresses go their own way too. Fridges and freezers must have the gas taken out by a licensed handler before the shell is broken up. And there are a handful of items we are not permitted to put in the van at all — gas bottles, waste oil, asbestos sheeting from a shed roof, tins of solvent.
