The person instructing us was several hundred miles away and never stood in the property while we were working in it. The whole thing was arranged by email and by phone. Their description of the job was blunt, and better than most of the surveys we get sent: "4 bedrooms to clear 1 lounge to clear 1 dining room and 1 8ft x 8ft shed contents to clear in the garden the property is a 4 bedroom bungalow". No adjectives. No apology for the state of the place. Rooms and a shed, which is all we need to plan a day.
It was booked for a Thursday morning at the end of October 2025, crew at the property for nine. Before that we had gone back and asked for confirmation of the size of the property and of the outside areas. The way we normally put the question is something like a three-bed house including loft, with garage and garden shed, because outbuildings are where a clearance either holds its schedule or falls apart. A shed measuring eight feet by eight sounds like nothing on paper. Sheds that size are usually where everything nobody wanted to make a decision about ended up.
Then came the question we get more often than any other, and there is no earthly reason why anybody should know the answer to it: "Just a quick question if it all didn’t fit in the Luton van would it be possible for a second run that day , as I’ve no idea how big a Luton van is."
Nobody is expected to know how big a Luton van is. The honest answer is that a crew can usually turn two loads in a day and, if the run to the transfer station is kind, sometimes three. So a four-bedroom bungalow with a shed is a one-day job, and we said so plainly. When a clearance is booked we aim to have the property emptied on that day wherever it can be done, rather than leaving somebody to arrange a second visit around their own working week. On the day we met at the property at nine as agreed.
The order we work in rarely changes. Bedrooms first, while the crew is fresh and the stairs or the hallway are still clear, then the living rooms. A shed or a garage left until last so the garden path is not blocked while furniture is coming out of the door. It is not clever. It just means the van is loaded in the order that fits, and nothing gets carried twice.

What leaves the house, and where it ends up
Furniture and household goods that are still usable are offered on locally first. Charity shops in the town, reuse projects, occasionally a neighbour who wants the bench out of the shed.
