Hamilton, East Kilbride and the Clyde valley south of Glasgow.
East Kilbride is Scotland's first new town and reads like Cumbernauld: planned layouts, walkways, parking that is not always outside your door. Hamilton and the older burghs are tenement and terrace, with common stairs where everything comes down shared steps.
Further up the valley towards Lanark it turns rural — farmhouses, steadings and long drives.
Confirmation, not probate
Scottish estates go through confirmation rather than probate. The document has a different name and a different shape, and an executor searching for English forms will not find what they need. It changes nothing about how we work: we invoice the executor, the solicitor or the estate, there is no deposit, and payment can come from the estate once it settles.
