The first thing anyone asks about a house clearance in New Malden is where the van goes. On a road like the ones running off Malden Road towards Motspur Park, the terraced and semi-detached frontages have short driveways, and the kerb is usually taken by residents' cars from breakfast onwards. That last line matters more than it looks. We flagged it, got the answer back in writing, and worked to that. Every room came out as instructed, and what was left of it went to a licensed waste transfer site with the transfer note raised the same day.
The same paperwork said the occupier had not asked to be present, so access sat with the agent and all we had to confirm was the appointment slot. Quoting had a closing date on it, the way agent instructions usually do, and the appointment was confirmed in writing afterwards. It suits us, that. Nobody is standing in a hallway guessing what is or isn't included.
The instructing party for that one wasn't in Greater London at all — a couple of hours up the road, dealing with a Kingston upon Thames property by email and phone. That happens constantly here. New Malden houses turn over, people inherit them or manage them from other counties, and nobody wants to drive three hours to stand in an empty hallway watching men carry a wardrobe out. There are a few things we cannot legally lift into an ordinary clearance load. Half-used tins of paint and varnish, patio gas and camping cylinders, car batteries, oils, asbestos in any form — those need a separate route, and pretending otherwise would put the whole load in breach.
